General Inventory

Every new tenancy should start with an up-to-date inventory and schedule of condition. Our reports consist of text and date stamped photographs, and detail contents, cleanliness and condition of a rental property at the start of a tenancy. Meter readings will be included, and smoke alarms will be tested.

Check-in

Our Check-In service includes a detailed report of the condition and cleanliness of the property, and includes a meet and greet service on the tenancy start date. On that day, we will make sure the tenant is shown the location of meters and smoke alarms, and keys will be handed over. Together with the new tenant, the condition of the property will be briefly inspected, and the tenant(s) will sign the inventory. A copy of the signed report will be sent out digitally to tenant(s) and landlord.

Interim Inspections

Routine inspections are a good way to make sure that the property is maintained according to what has been agreed in the lease. An interim report can provide an insight on the condition of the property mid-tenancy, and highlight any issues and maintenance requirements. We will check for damage, major changes, evidence of smoking, sub-letting, and criminal activity. All property visits will take place at a time agreed with the tenant.

Check-out

At the end of a tenancy , we will carry out a Check Out inspection to assess the condition and cleanliness against the inventory completed at the start of the tenancy. Length of the tenancy and type of occupancy will be taken into account. We will note any changes that have occurred during the tenancy, and highlight responsibilities, urgent maintenance works, and meter readings.
